The Club Wyndham Access ARP
For Wyndham Club Access members, ARP means Advance Reservation Priority. ARP makes it possible for members (whether they bought their membership directly from Wyndham Vacation Ownership or as a timeshare resale) to request their vacation reservations at one of their multiple home resorts up to ten to thirteen months in advance of their vacation check-in date.
This is a non-deeded ownership, so the ownership is linked to all the resorts that are part of the program. Instead of a deed to a single property, you receive an ownership certificate for the number of Access points you have purchased. For Club Wyndham Access members, this means you can claim the advantages of having multiple home resorts, rather than just one. Although the Wyndham resorts that are part of the program can change, members currently enjoy access to more than 50 U.S. resorts from Florida to South Carolina to Branson to Durango to Las Vegas (and more!).

Although no Wyndham Vacation Club resorts are identical, the properties included in Club Wyndham Access offer some features that are consistent at every property. Most of these timeshares include a living and dining area (or eat-in kitchen); air conditioning, a fireplace (when climate appropriate); entertainment centers that include cable or satellite TVs, VCR/DVD player, stereo with CD; a private balcony (upper floors) or patio; and handy conveniences such as ironing boards, a washer and dryer, and a hairdryer. Many units also include a jetted tub, soaker tub, or a Jacuzzi/hot tub—making it easy to relax and say “ahhhh!”
At your Club Wyndham Access resort, expect to find many delightful onsite amenities. Yes, you can sell your Club Wyndham timeshare points, as owners continue to put up their Wyndham points for sale on the resale market. Wyndham actually encourages owners to use the resale market as a way to get some money back for their points and transition an owner looking to sell into a new owner.
Wyndham does not have an in-house resale program, so there are two ways you can sell Wyndham points, either selling them yourself using a timeshare advertising company or using a timeshare broker. An advertising company will provide you with an online ad where you can use photos, add important details and negotiate the sale yourself. Once a deal is done, you would use the services of a closing company, which will complete the transfer and send the proceeds to you. In this scenario, you would keep all of the money since you won’t have to pay commissions to sales agents. All you need to do is to pay an advertising fee like you would using any type of online advertising service.
The services of a timeshare broker allow you to hire an agent to sell your timeshare on your behalf. They would negotiate the sale for you and present offers, then turn your sale over to the closing company once a deal is complete. The only drawback is that brokers typically charge 15% of the sale price or $1,500, whichever is greater, so this can be a much more expensive way to sell.

Different resorts require different amounts of points to book a stay, depending on the resort, the size of unit requested and the season/week requested for the vacation.
For example, a two-bedroom unit at Wyndham Bonnet Creek in Orlando in January would require 189,000 points to stay, whereas a two-bedroom unit at Wyndham Park City in January would need 308,000 points because it is ski season. This is why assessing your vacation needs is important when looking at buying Wyndham points.
Similar to timeshares, Club Wyndham Access points incur annual fees that go toward resort maintenance, insurance, taxes and associated costs involved with operating the resorts. Fees are calculated based on the number of points owned.
Assessing the worth of Wyndham timeshare points depends on where the points were originally purchased, as buying at the resort costs significantly more than buying on the resale market.
Points can be purchased as a “new” sale at Wyndham sales centers for between 19-22 cents per point, depending on the agreed sale price. As you probably know by now, prices at the resorts tend to fluctuate depending on the skills of the salesperson and the resistance of the buyer to work the deal.
On the resale market, those prices come down considerably because the purchase is between an existing owner and a resale buyer. Resale prices can be as much as 60-70 percent lower than resort prices because of the marketing costs and sales commissions included in the resort prices. Those costs don’t exist on the resale market.
You can find sellers advertising their Wyndham points for sale on the resale market from roughly 8 cents to 13 cents per point. Some are selling for even less but it really depends on how many points are in the package, the amount of points you are looking for and the overall cost of those points to determine what it is worth to the buyer.
Owners who stop paying their Wyndham timeshare fees run the risk of foreclosure on their timeshare ownership and a big hit on their credit report.
Payments are usually made in a couple of ways, and with potentially different consequences. If you are asking about not paying on a mortgage on your Wyndham timeshare, that could be viewed as defaulting on a loan. Chances are your mortgage is structured as a type of unsecured loan, similar to a credit card account, so stop paying that loan and the lender could use all means at their disposal to attempt to get the money.
